Today we’re going to discuss selling your home on your PCS. We asked several military members about their questions regarding selling their property, and here are the most common ones:
1. How soon should a military family be prepared to sell their home in the PCS process? I recommended you start the process 4 to 6 months before their expected reporting date at their new command. Getting a referral for a real estate professional is advised during the PCS process. This allows for discussions about necessary repairs and being prepared for the selling process. It’s also beneficial to reach out to a military relocation professional (MRP) or someone with experience in the PCS process on the other end.
2. What if I have short-term orders? The timeline for selling a home depends on your needs and the command’s requirements. While starting early is preferable, buying and selling can still be done remotely. Our focus is to reduce stress on the family, and we have assisted families stationed in different time zones or with short-term orders.

3. With last-minute orders, do you recommend renting or buying? For short two-year tours, buying is recommended as it is the fastest way to build generational wealth. Some service members buy a home at each duty station, resulting in a substantial nest egg by retirement. Consider your overall goals, such as avoiding renting, lack of military housing, or building wealth. Research where other investors are buying, as they can provide valuable insights.
4. What do military families need to know about selling a home for the first time? Military families sell homes more frequently than nonmilitary families. Consulting a professional is crucial to understanding and executing a workable plan for your PCS and setting expectations for the timeline. Familiarize yourself with customary costs in your area, as expenses can vary by location. Understanding the selling process is key to making it easier for you and your family.
5. What about market conditions? While we have a system in place to sell homes in just eight days, it’s important to note that home sales may pause seasonally or due to certain weather conditions in some parts of the country.
